FAQ

Defect Investigation Reports in Cobbitty: common questions

Can this report be used at NCAT?

No. Its audience is you and your builder, nobody else. NCAT requires an expert witness report prepared to Procedural Direction 3, which we can provide as a separate service.

Do you cut into walls or lift tiles?

No. The investigation is non destructive. Where the cause cannot be confirmed without opening up, the report says so and explains what further work would settle it.

Is my problem a defect or within tolerance?

That is often the question. We measure it and compare it with the Guide to Standards and Tolerances 2017 and the relevant standard, and state the result plainly.

How long do I have to make a warranty claim?

Six years for a major defect and two years for other defects under the Home Building Act 1989, counted from completion of the work.

Which work falls outside a Cobbitty defect investigation?

Destructive testing, engineering design or certification, geotechnical testing, electrical or gas testing, and rectification work are all outside the scope. We will tell you when one of those is the next step.
