FAQ

Pre-Handover (PCI) Inspections in Cobbitty: common questions

When should a Cobbitty handover inspection be booked?

Two to three weeks if the builder will allow it. That leaves room to fix the list and for us to come back before the final payment.

Is a brick overhang over the slab a serious item?

It is recorded as a major defect when the overhang exceeds 15mm, because the brickwork is not fully supported by the slab edge. The builder or engineer needs to confirm the fix.

Why do saw cuts and isolation joints matter on a driveway?

Concrete shrinks and moves. Without control cuts and an isolation joint at the house slab, it cracks where it chooses rather than where it should.

Can I hold back payment until items are fixed?

That depends on your contract. The report gives you a clear written list to negotiate with, and practical completion usually means the home is reasonably fit for occupation with only minor omissions.

What does a Cobbitty handover inspection leave out?

Electrical circuits, gas, hot water and appliances are not tested, plumbing is not pressure tested, and nothing is opened up. We do not issue the occupation certificate. Those belong to licensed trades and the principal certifier.
