Brickwork hanging over the edge of the slab
Why more than 15mm of brick overhang is a major defect at handover.
In short: Two separate walls on a Cobbitty handover had brickwork projecting more than 15mm past the slab edge.
The measurement
The handover report recorded brick walls overhanging the concrete slab edge by more than 15mm in two locations, which was classed as a major defect.
Why it matters
Brickwork should sit on the slab or footing that supports it. The further it hangs past the edge, the less of each brick is carried.
How it happens
Set out errors in the slab or frame carry through to the brick line. By the time the bricklayer arrives, the slab is fixed.
What follows
The builder should get the engineer's view on whether the overhang is acceptable or needs support. The answer belongs in writing before handover.
Related items
On the same walk, weep holes blocked by mortar and gaps at external walls were noted, both affecting how the wall manages water.
